As of April 2012 the Homes and Communities Agency’s London functions have been devolved to the Greater London Authority (GLA). All HCA London staff have transferred into the GLA’s new Housing and Land Directorate, together with staff managing the London Development Agency’s land and property portfolio, the London Thames Gateway Development Corporation and the GLA’s existing Housing Unit. This page, and all other references to the HCA’s past work in London, has been retained for future reference.

The HCA will act as regulator of social housing providers in London, and will continue to manage the following five areas of operation under specific delegation from the Mayor:

  • Get Britain Building
  • Management of the Berkeley Private Rented Sector Initiative scheme
  • Private Finance Initiative monitoring
  • Post Sales Homebuy Agent service and monitoring of equity schemes (up to April 2014)
  • Administration of the Armed Forces Home Ownership Scheme on behalf of the Ministry of Defence.

St John’s Church Grounds leading the way in low carbon developments

The LHA-ASRA Group, one of the HCA’s approved affordable housing providers, recently completed the St John’s Church development in Wembley. Comprising 20 new, affordable homes including 8 four-bedroom family houses, a community centre and the first Vicarage in the UK to meet the Code for Sustainable Homes Level 6, the West London scheme is fast becoming a local landmark.

The St John’s Church scheme has regenerated a derelict brownfield site, once blighted by antisocial behaviour, as well as retaining its historic significance. In addition to providing affordable housing for local families, couples and single people, the new centre is also serving the wider community thanks to the multi-use Hall where a range of uses such as sports and receptions can be accommodated. Traditional materials were selected during construction, including reconstituted stone and flint cladding, which are sympathetic to the Gilbert Scott Grade II listed church.

The entire development was designed to create a friendly environment, enabling ease of access for wheelchairs and prams and each home has been designed to achieve the Lifetime Homes standard. LHA-ASRA worked in close consultation with St John the Evangelist Parish and Brent Council and received £3.2m from the HCA.

Heather Juman, Area Manager at the HCA, said: “The St John’s Church development may be relatively small but it’s already having a big impact on the local community.  I’ve been impressed by the commitment to achieving the highest possible performance in relation to reducing the scheme’s carbon footprint. It also proves that traditional build techniques and high environmental standards need not be mutually exclusive.”

 


Have your say on a better future for Harrow

Harrow Council’s proposed vision for the future of Harrow Town Centre, Wealdstone and Station Road, referred to collectively as the Heart of Harrow, is now out for consultation.

The Council has drawn up a draft masterplan for the area following workshops with residents, businesses, developers and community groups throughout last year. The masterplan could see millions of pounds of new investment by private enterprise, the Council and partners over the next decade, creating 3,000 new jobs alongside new homes and infrastructure.
